Property Maintenance Supervisor – All Facilities

Opportunity
We are currently seeking an organized, responsible individual with a high level of attention to detail as a Property Maintenance Supervisor to join our Operations Team. They will report directly to the Director of Operations and Special Projects. The ideal candidate will have a general understanding of mechanical systems such as heating, electrical, and plumbing, excellent leadership and supervisory skills. Our ideal candidate has several years of professional experience in property management and maintenance, along with reliable transportation and a flexible schedule to respond to emergencies as they arise and on site as required.
Requirements
· High school diploma or GED required
· 1+ year of relevant maintenance experience
· Favourable Criminal Record Check or Government of Canada Personnel Screening and Child Abuse Registry Check will be required
· A valid driver’s license, own vehicle and insurance, and a current driver’s abstract that is satisfactory
· Previous managerial experience highly preferred
· Experience working in a residential setting with marginalized individuals an asset
· Experience managing multiple vendors
Hours of Work
This is a newly created position with flexible hours. The role requires 16 hours per week with a possibility of up to 32 hours a week depending on the needs of the organization. Some weekend hours, with an emergency after-hours on-call. This is an awake position, staff are required to stay awake, alert, and vigilant at all times while on duty.
Salary
$28.85 + 4% vacation pay per cheque

Job Description: Property Maintenance Supervisor
Opportunity

The ideal candidate will have a general understanding of mechanical systems such as heating, electrical, and plumbing, excellent leadership and supervisory skills. Our ideal candidate has several years of professional experience in property management and maintenance, along with reliable transportation and a flexible schedule to respond to emergencies as they arise and on site as required.
The Property Maintenance Supervisor is responsible for directing and overseeing all daily maintenance activities, including delegation of tasks, addressing day-to-day operations of our properties, and preventative maintenance, and ensuring timely repair of properties. The ideal candidate will ensure we have safe and dignified spaces for our employees and individuals accessing services. The focus will be on best business practices to improve and optimize efficiencies.
Responsibilities
Maintenance & Repair:
· Supervision and coordination of all regular day-to-day maintenance and repair of equipment within the properties, including mechanical systems
· Collaborates with the maintenance team and other contractors as needed
· Ensure regular preventative maintenance of building systems and controls through semi-annual site inspections
· Effectively troubleshoot minor maintenance issues that may arise daily
· Ensure the interior and exterior of the property are maintained as required, in good state of repair, and kept clean
· Conduct repairs within skill set and troubleshooting as required.
· Ensure routine and scheduled maintenance across all facilities is up to date
· Create and adhere to maintenance budgets and ensure approval if obtained from the appropriate Sector Director for major upgrades that are not emergency-driven
· Troubleshoot problem areas and create a clear plan of action for fixing necessary parts
· Liaise with CO Building Manager for maintenance issues and safety system inspections as required
Safety & Security:
· Ensure all annual inspections and required reports are completed on time, and the resulting required work is carried out.
· Ensure proper occupational health and safety rules and regulations are followed and create a work environment with safety as a high priority
· Notify and keep all programs appraised of weather events that may enlist our emergency response and plan of action
Coordinate Contractors/Contracts:
· Professionally liaise with contractors and sub-trades to add new vendors and or assist the Property Maintenance Co-ordinator
Supervision:
· Supervise the Property Maintenance Coordinator and Handyperson
· Follow up with the Property Maintenance Coordinator for maintenance updates, and the replacement of equipment needed
Administrative:
· Ensure full completion of all issued purchase orders in conjunction with the Property Maintenance Co-ordinator
· Complete annual plan for preventive and scheduled maintenance, ensuring seasonal duties are completed.
· Recommend cost-savings initiatives and or process changes to the Director of Operations and Special Projects for consideration
· Assess current maintenance work processes to optimize efficiency
· Set up annual snow removal services; seek out an alternate provider if there are issues with the current provider
· Print all POs and code invoices, match them with the approved POs, and provide to finance for payment
· Follow up with finance on any outstanding invoices flagged by contractors/vendors
· Screen new contractors performing work within the facilities who have WCB and general liability and obtain copies
· Ensure key audit is completed over the summer for all programs
· Provide updates for approved parking at Nora Bernard to parking enforcement
· Maintain up-to-date contractor/vendor list related to maintenance and provide a copy to the Property Maintenance Co-ordinator
· Maintain CO Alarm codes, building access cards, and parking pass lists and provide them to the building when requested or when updates are required
· Circulate property maintenance calendar at the beginning of each calendar year to the Operational department, Sector Directors, and House Managers
· Participate in the creation and adherence of the annual maintenance operating budget
Knowledge and Skills Required:

· Ability to effectively troubleshoot maintenance problems and implement/recommend solutions

Technical Competencies
· High school diploma or GED required
· 1+ years relevant experience in maintenance
· Favourable Criminal Record Check or Government of Canada Personnel Screening and Child Abuse Registry Check will be required
· Experience working in general maintenance, carpentry, plumbing aptitude, building systems control is required
· A valid driver’s license, own vehicle and insurance, and a current driver’s abstract that is satisfactory
· Previous managerial experience highly preferred
· Experience managing multiple vendors
· Ability to consistently maintain positive client relationships
· Always makes safety a priority
· Experience working in a residential setting with marginalized individuals an asset
Special Skills/Training Required: WHMIS, Building Maintenance Programs, First Aid considered an asset.

Work Location
Across all programs/facilities as needed (HRM). Between May-Sept each year, this position would be the main source of response for on-site problem-solving in the absence of the Property Maintenance Co-ordinator to address quick fix maintenance issues before contractors are requested.
Salary
$28.85 + 4% vacation pay per cheque
